 Pre-Licensing Core Courses

Texas Lutheran University offers real estate pre-licensing classes designed to prepare individuals for the Texas Real Estate Licensing Examination.

Texas Lutheran University offers real estate pre-licensing classes designed to prepare individuals for the Texas Real Estate Licensing Examination. John Whitworth, real estate veteran and certified real estate instructor (CREI), teaches five core real estate courses. The courses and the dates for 2007 - 2008 are as follows:

Principles of Real Estate I

Sept. 29 - Oct. 9, 2008

Principles of Real Estate II

Oct. 20 -30, 2008

Law of Agency

Nov. 10 - 20, 2008

Law of Contracts

Dec. 1 - 11, 2008

Marketing

Jan 12 - 22, 2009

Principles of Real Estate I & II (RE0111 and RE 0112)
Includes but is not limited to an overview of licensing as a real estate broker and salesperson, ethics of practice, titles to and conveyancing of real estate, legal descriptions, deeds encumbrances and liens, distinctions between personal and real property, appraisal, finance and regulations, closing procedures, real estate mathematics, and at least three classroom hours of instruction on federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment.

Law of Agency (RE 1111)
Includes but is not limited to the principal-agent and master-servant relationships, the authority of an agent, the termination of an agent's authority, the fiduciary and other duties of an agent, employment law, deceptive trade practices, listing or buying representation procedures, and the disclosure of agency.

Law of Contracts (RE 1200)
Includes but is not limited to the elements of a contract, offer and acceptance, the statute of frauds, specific performance and remedies for breach, unauthorized practice of law, commission rules relating to use of adopted forms, and owner disclosure requirements.

Real Estate Marketing (RE 1300)
Includes but is not limited to real estate professionalism and ethics, characteristics of successful salesperson, time management, psychology of marketing, listing procedures, advertising, negotiating and closing, financing, and the Deceptive Trade Practices-Consumer Protection Act, as amended, Section 17.01 et seq., Business & Commerce Code.
 

 Pre-Licensing and Renewal Electives

In addition to the 150 hours of coursework in the above courses, students need to take two electives for another 60 hours of coursework. Electives may be satisfied by either taking two of the recommended courses or receiving credit for prior coursework (related credit) completed through a college or university.

TLU is offering the following electives to meet this requirement. These courses will also meet the TREC requirement for license renewal.

Real Estate Law (RE 1400)
February 2 - 12, 2009

Includes but is not limited to legal concepts of real estate, land description, real property rights and estates in land, contracts, conveyances, encumbrances, foreclosures, recording procedures, and evidence of titles.

Property Management (RE 1500)
February 23 - Mar. 12, 2009

Includes but is not limited to role of property manager, landlord policies, operational guidelines, leases, lease negotiations, tenant relations, maintenance, reports, habitability laws, and the Fair Housing Act.
 

 Mandatory Continuing Education

Contract Pro (RE 1600)
TBD
This course includes practical applications through the use of case studies covering all recent contract changes.  It is approved for 8 MCE hours. (Cost: $65)

Legal Update (RE 1601)
TBD
Legal Update includes agency disclosure, ad valorem taxes, title insurance forms, RESPA, ADA, Mold, EPA, recovery fund, new or revised TREC forms, the Texas Property code, commerce code, tax code; and Board responsibility on landlord/tenant law, construction, inspection, and insurance.  It is approved for 4 MCE hours, 4 Legal hours.

Ethics (RE 1602)
TBD
Ethics includes agency relationships (broker’s responsibility and fiduciary duties), contract offers (presentation and multiple offers), competency (misrepresentations, disclosure), advertising rules (print, rules, web pages), and dispute resolution (mediation, arbitration). It is approved for 3 MCE hours, 3 Legal hours. (Cost for 1601 and 1602: $60)

Enrollment, Costs, and Course Information

  • There are 30 classroom hours of instruction per course over a two-week period with a one-week break between courses for the core and elective courses.
  • Each core and elective class meets Monday through Thursday from 6-10 p.m. 
  • Classes are held at Texas Lutheran University, Tschoepe Hall, room 128, 1000 W. Court St. in Seguin.
  • John Whitworth, real estate veteran and certified real estate instructor (CREI), teaches the core real estate courses. 
  • TLU is an official TREC provider (#429). 
  • The cost for each real estate pre-licensing course (core and elective) includes tuition and all required textbooks.  $130 ($150 for Real Estate Law) is due by noon the Friday before the course starts. Late payments are $150 per course ($170 for Real Estate Law).
